What it means if you're selling
- Prices are holding, not falling. The median is flat year over year. The drop since spring is mostly the usual seasonal pattern, plus higher rates.
- Competition is up. About five months of supply means buyers have choices. Homes priced for last spring are sitting, and well-priced ones still sell. Three out of four sold within 60 days.
- Buyers are payment-sensitive. With rates above 7%, credits toward a rate buydown or closing costs can close a deal that a price cut alone wouldn't.
- Condition matters more. When buyers can compare, the move-in-ready home wins. See preparing your home for sale.
How to read these numbers
| Metric | What it tells you |
|---|---|
| Median price | The middle sale price. It moves with the mix of homes that sold, not just values, so watch the trend over several months. |
| Months of supply | How long current listings would last at today's sales pace. Under about 4 months favors sellers; about 4 to 6 is roughly balanced; over 6 favors buyers. |
| Homes without an offer | Your direct competition. Rising inventory means pricing and presentation matter more. |
| Share sold within 60 days | Market speed. Higher means buyers are acting quickly on homes that are priced right. |
| Distressed share | Short sales and foreclosures. Still low, but rising, so watch it. |
Henderson neighborhoods move differently
Valley-wide figures are the big picture. Green Valley, Anthem, Seven Hills, MacDonald Highlands, Inspirada, Cadence and the Townsite each have their own pace and price trends, and guard-gated or age-restricted communities can move very differently from the median. For your community's numbers, closed sales, active competition and days on market, request a consultation and we'll pull them from the MLS.
Our team's results

Frequently asked questions
Is the Henderson housing market slowing down?
It's balancing. In September 2026, single-family sales fell 7.4% and total sales about 8% year over year, and inventory was up, but the median price was flat and three out of four homes sold within 60 days. It's a market that rewards accurate pricing.
Are home prices dropping in Henderson?
Not year over year. The valley's median single-family price was $470,000 in September 2026, the same as a year earlier, though about $20,000 below the spring 2026 record.
Is it a buyer's or seller's market in Henderson?
Roughly balanced. About five months of supply falls in the 4-to-6-month balanced range. Individual communities and price ranges vary.
