Henderson Sellers
The Henderson Home Selling Guide
Thinking about selling? Here's the whole process in plain English, from deciding when to sell to getting your proceeds, with a deeper page for every step.
By Michael & Anna Klinger, REALTORS® · Updated November 3, 2026
Selling a home in Henderson usually takes two to four months from the first conversation to the day you get your proceeds: a few weeks to prepare, a few weeks on the market, and 30 to 45 days in escrow. This guide walks through each stage and links to a deeper page for every decision along the way.
1. Decide whether now is the right time
The best time to sell is usually when it fits your life: a new job, a growing or shrinking household, retirement, or a move closer to people you care about. The market matters too. Southern Nevada is more balanced than it has been in years, with more homes for buyers to choose from and mortgage rates above 7%. That rewards sellers who price well and present their homes well.

2. Know what your home is really worth
Online estimates are a starting point, but they can't see your upgrades, your view, your lot or what buyers are choosing between this month. In Henderson, the community, HOA, single-story vs. two-story, RV parking, pools and solar (owned or leased) can swing value by tens of thousands of dollars. Here's how home value really works in Henderson.
3. Know what you'll walk away with
Your net proceeds are the sale price minus your mortgage payoff and selling costs: brokerage fees, Clark County transfer tax, title and escrow, HOA fees, any buyer credits and preparation. Use our selling-cost estimator to see your numbers.
4. Prepare the home
A deep clean, decluttering, small repairs and a serviced A/C usually pay for themselves. Big remodels usually don't. Our preparation guide includes the pre-listing checklist we use, drawn from Anna's home-builder background and Michael's work as an IBEW electrical technician.
5. Choose your representation and list
Interview agents, ask for their pricing reasoning and marketing plan, and read the listing agreement before you sign. Everything is negotiable, including fees. Our step-by-step guide to selling in Henderson covers the Nevada paperwork, including the Seller's Real Property Disclosure.
6. Offers, escrow and closing
When an offer comes in, price is only one term. Financing, due-diligence time, appraisal, closing date and requested credits all matter. Once you accept, escrow typically runs 30 to 45 days for financed buyers. You'll sign at the title company, and your proceeds are released after the deed records.

Frequently asked questions
How long does it take to sell a house in Henderson?
Most sales take two to four months end to end. Homes our team listed and sold since 2015 had a median of 15 days on market, and escrow usually adds 30 to 45 days for a financed buyer. Today's market moves more slowly than the record pace of 2021, so pricing and presentation matter more.
Do I have to use a real estate agent to sell in Nevada?
No. Nevada law lets owners sell their own homes. You'll still need to handle pricing, marketing, showings, negotiations, the required disclosures and escrow yourself. Weigh the cost of representation against what pricing, marketing and negotiation are worth to you. It's your choice.
What do I have to disclose when I sell?
Nevada requires most sellers to give buyers a completed Seller's Real Property Disclosure at least 10 days before closing (NRS 113.130), plus a lead-based paint disclosure for homes built before 1978 and the HOA resale package if there's an association. See how to sell a home in Henderson.
Is it a good time to sell in Henderson right now?
Prices are holding near last year's levels, but there are more homes for sale and buyers are more selective. Well-priced, well-presented homes still sell. See our market report for the latest numbers.
