What is my Henderson home worth?

Online estimates give you a ballpark. Here's what actually sets your home's value in Henderson, and how to find a number you can price on.

By Michael & Anna Klinger, REALTORS® · Updated November 3, 2026

There's no single number for what your home is worth. There's a realistic range, and where your home lands in it depends on details no website can see. Here's how value really works in Henderson, why online estimates disagree, and how to find your number.

Why online estimates disagree

Zillow, Redfin, Realtor.com and bank estimates use automated valuation models (AVMs). They look at public records, past sales and listing data, then apply a formula. That works reasonably well for typical homes in neighborhoods with lots of similar sales. It works poorly when:

That's why two sites can be $40,000 apart on the same house. Use them as a rough starting point, not a pricing strategy.

What actually drives value in Henderson

FactorWhy it matters here
Community & HOAGreen Valley, Anthem, Seven Hills, MacDonald Highlands, Inspirada, Cadence and the Townsite each price differently. Guard gates, amenities and HOA dues affect what buyers will pay.
Single-story vs. two-storySingle-story homes are consistently in demand in Southern Nevada from buyers who prefer single-level living.
Lot, view & orientationStrip or mountain views, cul-de-sacs, larger lots and backyard privacy add value. Backing to a busy road takes it away.
RV parking & garagesRV gates, RV garages and 3-car garages are scarce in newer communities and draw a dedicated pool of buyers.
Pool, spa & outdoor livingValued in the desert, but buyers also weigh maintenance and condition.
Solar: owned vs. leasedOwned systems can add value. Leased systems or PPAs usually must be transferred to the buyer or bought out, and some buyers and lenders push back on the terms.
Age of major systemsA/C units, roof underlayment, water heaters and pool equipment are big-ticket items that buyers' inspectors focus on.
Updates & conditionKitchens, baths and flooring set first impressions. Deferred maintenance invites low offers.

How a professional market analysis works

A comparative market analysis (CMA) is how REALTORS® arrive at a pricing range. Done well, it includes:

  1. Closed comparable sales: usually the last three to six months, same community or a close substitute, similar size, age and style.
  2. Adjustments for differences such as an extra bedroom, a pool, a remodeled kitchen, garage size or lot.
  3. Active and pending competition: the homes buyers will tour this weekend alongside yours. Pending sales are the freshest signal of where prices are heading.
  4. Market speed: days on market, price reductions and months of supply, which tell you how much pricing room you really have.

Our seller consultation adds a walk-through for condition and preparation costs, a pricing strategy and a marketing plan.

Frequently asked questions

How accurate is Zillow's Zestimate in Henderson?

Zillow publishes its own error rates, and estimates are generally less accurate for homes that aren't typical for their area. For a home with upgrades, a view, RV parking or a pool, a CMA based on the right comparables and a walk-through is more reliable.

Will a pool or solar increase my home's value?

Often, but not dollar for dollar. Pools are popular in the desert, but buyers weigh their condition and upkeep. Owned solar can add value. Leased solar usually has to be transferred to the buyer or bought out, and some buyers see the lease as a cost. We'll show you how similar homes with and without these features have sold.

How often do home values change?

Constantly. The Las Vegas Valley's median single-family price rose to a record $490,000 in May and June 2026, then eased to $470,000 by September. A value from six months ago may not reflect today's market.

Is a CMA the same as an appraisal?

No. A CMA is a REALTOR®'s market analysis used to set a pricing strategy. An appraisal is performed by a licensed appraiser, usually for a buyer's lender.
