The best time to sell a home in Henderson, NV
Seasons, rates and inventory all play a part. Here's what the numbers, including our own 335 sales, say about timing your sale.

Spring usually brings the most buyers and the highest prices to Henderson. But the best time for you depends on your timeline, your competition and mortgage rates, and a well-prepared home can sell well in any season. Here's what the data says, including our own sales.
The Henderson selling seasons
| Season | What to expect |
|---|---|
| Spring (Mar–May) | The most buyer activity of the year. Prices usually climb through spring. In 2026, the valley's median single-family price rose to a record $490,000 by May and June. There's also more competition from other listings. |
| Summer (Jun–Aug) | Buyers timing a move around the school calendar stay active into July. The heat keeps some casual shoppers home, so the buyers who do tour tend to be serious. Make sure your A/C is serviced and the home is cool for showings. |
| Fall (Sep–Oct) | Activity and prices typically cool from the summer peak. In 2026 the median eased to $470,000 by September. There are fewer new listings, but plenty of motivated buyers, including relocations. |
| Winter (Nov–Feb) | The slowest stretch, especially around the holidays, though mild weather keeps showings going. You'll face less competition, and buyers shopping in December are usually motivated. |
What our own sales show
We looked at 335 homes our team listed and sold from 2015 to 2026, grouped by the approximate month each went on the market. The median home went under contract in about two weeks in every season except winter:
Two takeaways. First, the gap between seasons is real but modest: a week or so, not months. Second, homes listed in November were the slowest of any single month (a median of 29 days), because the holidays interrupt the buying season. If you can choose, list before mid-November or after the first week of January.
Market conditions matter more than the calendar
A season's averages can be swamped by what the market is doing that year. Watch three things:
- Inventory: in September 2026 there were about five months of supply in the Las Vegas Valley, up from about four a year earlier. More supply means more competition for your buyers.
- Mortgage rates: the 30-year rate climbed from about 6% in January 2026 to above 7% this fall. Higher rates shrink buyers' budgets, which makes pricing right from day one essential.
- Pending sales: they're the earliest signal of where prices are heading, and they show up before closed sales do.
Our monthly Henderson market report tracks all three.
Your own timing matters most
Trying to time the market perfectly rarely beats selling when it fits your life. Consider:
- Your next home: are you buying here, relocating or downsizing? Coordinating both sides can matter more than the season.
- Taxes: if the home is your primary residence, the federal capital gains exclusion generally requires that you owned and lived in it for at least two of the last five years. Selling a few weeks later could matter. Ask your tax professional.
- School calendars, leases and job start dates.
- Your home's condition: a home that's ready in October usually beats one rushed onto the market in March.
Work backward from your move date
| When | What happens |
|---|---|
| 8–12 weeks before you want to close | Consultation, pricing strategy, repairs and preparation |
| 6–8 weeks before | Photos, video and listing go live |
| 4–6 weeks before | Accept an offer; escrow, inspections and appraisal |
| Closing day | Deed records and your proceeds are released |

Frequently asked questions
What is the best month to sell a house in Henderson?
Late spring, roughly April through June, typically brings the most buyers and the highest prices. In our own sales, the fastest listing months were June and April, and the slowest was November. But inventory, rates and your home's condition matter more than the month.
Is it bad to sell a house in the winter in Las Vegas or Henderson?
Not at all. There are fewer buyers, but also fewer competing listings, and mild weather keeps showings going. Our winter listings sold in a median of 21 days. Avoid launching right before the holidays if you can.
Should I wait for mortgage rates to drop before selling?
Nobody can reliably predict rates. If rates fall, buyer demand may rise, but so may the number of competing listings. Base the decision on your own plans, and price for the market you're actually in.
