Henderson & Las Vegas Housing Market: Fall 2026 Update

Rainy-day view across Henderson's MacDonald Highlands toward the Las Vegas Valley

The short version: Southern Nevada has shifted into a more balanced market. Prices are holding steady, buyers have more homes to choose from than they've had in years, and rising mortgage rates are making everyone a little more careful. That's not bad news for anyone. It's a market that rewards good preparation on both sides of the deal.

Here's what the latest numbers from Las Vegas REALTORS® (LVR) show for September 2026, the most recent month reported, and what we're seeing on the ground in Henderson.

Prices: flat, not falling

The median single-family price was $470,000 in September, exactly where it was a year ago and down 1.1% from August. It's about $20,000 below the all-time high of $490,000 set in May and June of this year. Some of that is the normal fall cool-down after the spring and summer selling season.

Condos and townhomes are a bit softer. The median of $290,000 is down 1.4% from last year and still below the record of $315,000 set in October 2024.

What we're seeing in Henderson matches the valley-wide picture. Well-priced, well-presented homes are still selling. Homes that came to market priced for last spring are sitting and taking reductions.

Inventory: buyers finally have choices

There were nearly 8,000 single-family homes on the market without an offer at the end of September, up 6.6% from a year earlier. That works out to roughly five months of supply, up from about four. Many economists consider about six months a balanced market, so we're closer to balanced than at any point in the past several years.

Sales slowed too. Single-family sales were down 7.4% from last year and condo/townhome sales were down 12.6%. Even so, about three out of four homes that did sell went under contract and closed within 60 days, a slightly faster pace than a year ago. Buyers are still out there. They're just more selective.

Mortgage rates are the wild card

Freddie Mac's average 30-year fixed rate was 7.32% for the week of October 22, 2026, down slightly from 7.40% the week before but well above the 6.19% of a year ago. LVR President George Kypreos pointed to rising rates as a bigger factor in the market lately, and nobody, including NAR's chief economist, is willing to promise which direction they'll go next.

At these rates, monthly payments matter more than the sticker price for most buyers. That's why rate buydowns and seller credits have become some of the most useful negotiating tools in today's market.

What this means if you're selling

  • Price for today's market, not last spring's. The first two weeks on the market bring the most showings. Starting too high and chasing the market down usually costs more than pricing right from day one.
  • Presentation is the difference-maker. With more homes to compare, buyers scroll past dark photos and cluttered rooms. Professional photography, a deep clean and small repairs pay for themselves.
  • Consider offering a rate buydown instead of a price cut. A seller-paid buydown can lower a buyer's monthly payment more than an equal price reduction would, and it keeps your sale price intact.
  • Expect inspection negotiations. Buyers have leverage again. Getting ahead of obvious repairs before listing keeps deals together.

What this means if you're buying

  • You have room to negotiate. Asking for seller credits toward closing costs or a rate buydown is reasonable again, especially on homes that have been listed for a few weeks.
  • Get fully pre-approved, not just pre-qualified. A strong pre-approval still makes your offer stand out, even in a slower market.
  • Shop the payment, not just the price. Ask your lender to run scenarios with and without a buydown so you can compare offers on an apples-to-apples basis.
  • Don't try to time the bottom. Prices are flat, not crashing, and inventory can tighten quickly if rates ease. Buy when the home and the payment work for you.

One more thing: distressed sales are ticking up

Short sales and foreclosures were still just 1.1% of sales in September, but that's double the 0.5% of a year ago. It's nowhere near the levels of 2008–2012. If you're a homeowner who's falling behind on payments, though, talk to someone early. We've been short sale specialists since 2006, and there are usually more options than people realize. Here's how to write a short sale hardship letter if you're heading down that road.
