What to Know Before Buying a House in Henderson

Row of two-story homes on a Henderson street

Thinking about buying? Before you start touring homes, it pays to answer a few questions. How much can you comfortably afford? What do you really need in a home? Is the area you love actually the right fit? Here's the checklist we walk our buyers through.

1. Your credit score can save you thousands

Lenders use your credit score to decide what interest rate to offer you. With 30-year rates above 7% this fall, even a quarter-point difference adds up to real money over the life of a loan. Before you apply, pull your credit reports, dispute any errors, and avoid opening new accounts or financing big purchases. Paying down some debts can help, but talk to a lender first, because closing old accounts can sometimes lower your score temporarily.

2. Get pre-approved, not just pre-qualified

A pre-qualification is a quick estimate. A pre-approval means a lender has actually reviewed your income, assets and credit. It tells you exactly what you can borrow, and it tells sellers you're serious.

Keep in mind the loan amount is only part of the picture. If you're approved for $400,000 and fall in love with a $420,000 home, the $20,000 difference comes out of your pocket on top of your down payment. Your lender can also tell you whether you qualify for down payment assistance. Southern Nevada has several programs, and they can make a big difference for first-time buyers.

3. Make two lists: needs and wants

Once you know your budget, write down what you need (say, three bedrooms and a single-story layout) separately from what you want (a pool, a view, a casita). Share both lists with your agent. A good agent will tell you honestly how much of each list your budget covers, and may suggest nearby areas or home styles that check more boxes than you expected.

4. Test-drive the neighborhood

If you've got your heart set on an area, visit it at different times. Drive through at night with the windows down. Stop by on a weekday morning during the school run. Check your commute at rush hour. If something bothers you, like traffic noise, a busy shortcut street or the neighbor's garage band, you'll want to know before you sign anything.

In Henderson, also ask about the HOA: monthly dues, what they cover, rental restrictions, and any special assessments. Some master-planned communities have more than one association.

5. Get on the same page with your co-buyers

Buying with a spouse, partner, family member or friend? Sit down before you start shopping and agree on the price range, the monthly payment you're comfortable with, how the down payment is being split, and what the home will be used for. Write it down. It prevents a lot of tension later.

6. Know what you're signing with your agent

Since August 2024, buyers working with a REALTOR® sign a written buyer representation agreement before touring homes. It spells out what your agent will do for you and how they'll be paid. Agent compensation is negotiable, and sometimes a seller will agree to cover some or all of it as part of your offer. Ask questions until you understand it. We're happy to walk you through ours line by line.

7. Understand today's market

Right now Southern Nevada is the most balanced it's been in years. Inventory is up, prices are flat, and buyers have more room to negotiate on price, repairs and seller credits. See our fall 2026 market update for the latest numbers. Trying to perfectly time the bottom rarely works. Buy when the home and the monthly payment fit your life.

8. Plan to stay a while

A mortgage is a long-term commitment. Buying and then selling within a couple of years often costs more than it gains once you add up closing costs on both ends. As a rule of thumb, plan on staying at least five years. If you're planning a growing family in that time, buy for the household you'll have, not just the one you have today.
