Top Tips to Sell Your Henderson Home for Top Dollar

Single-story luxury home photographed at twilight with lights on

Selling a home is stressful, especially when the market is shifting. With more homes for sale in Southern Nevada than a year ago, buyers are comparing more carefully. The homes that sell quickly are the ones that are priced right and show well. Here's what we focus on with every listing.

Price it right from day one

This is the single most important decision you'll make. Price too high and buyers assume you're unrealistic. Your home sits, collects price reductions, and often sells for less than it would have if it had been priced right from the start. Price too low and you leave money on the table.

We base pricing on what's actually closing nearby, what's competing with you right now, and where the market is heading. We'll tell you the truth about your home's value, even when it's not what you were hoping to hear.

Deep clean before photos and showings

A spotless home can be worth thousands. Clean everything, including baseboards, windows, grout, ceiling fans and the garage. If cleaning isn't your thing, we can recommend reasonably priced cleaning crews. It's one of the best investments you can make before listing.

Declutter and depersonalize

Buyers need to picture themselves living in your home. Pack away family photos, collections and most personal items. Clear the countertops. Remove a few pieces of furniture, like extra chairs, side tables and oversized toys, so rooms feel bigger. Staging doesn't have to mean renting new furniture; usually we can work with what you have.

Make a great first impression from the curb

Many buyers decide whether to get out of the car based on what they see from the street. Pull weeds, trim trees and shrubs, refresh the rock, clean up the entry, and move trash cans and toys out of sight. A fresh doormat and a clean front door go a long way.

Professional photos are non-negotiable

Almost every buyer sees your home online before they see it in person. Dark, blurry phone photos make a home look like a cave. Michael is also a fine-art landscape photographer and shoots our listings himself with professional equipment, using HDR images that show your home's interior and exterior the way they really look. We add 3D virtual tours so buyers can walk through before they schedule a showing.

Get maximum online exposure

Your listing goes on the Las Vegas MLS, which syndicates to the major home search sites. We also promote it on our websites, social media and YouTube channel. The right words and the right photos, posted quickly, bring in the right buyers.

Don't forget the yard sign

Unless your HOA prohibits it, a sign still works. Neighbors often have friends or family who want to move nearby, and people driving through the area notice even if they never searched online.

Think about your buyer's monthly payment

With mortgage rates above 7%, many buyers care more about their monthly payment than the price. A seller-paid rate buydown or closing-cost credit can help an offer come together without lowering your sale price. We'll help you weigh the options when offers come in. See our fall 2026 market update for more.

Expert negotiation, start to finish

Once an offer arrives, we review every term with you: price, credits, timelines, contingencies. We then guide you through the inspection and repair requests and any appraisal issues. Our construction backgrounds help here: Anna worked for a local home builder, and Michael is an IBEW electrical technician. We know which repair requests are reasonable and which aren't, and we make sure the right documents are signed and disclosures made to protect you.

Tell people and stay in touch

Share your listing with friends and on social media. You know more people who've already seen and loved your home than anyone. And throughout the sale, we'll keep you updated on showings, feedback and next steps. If you ever have a question, just ask. That's our job.
