The Aliante home with pool and spa is a 2 story home with a 2 car attached garage. This home has 3 bedrooms and 2.5 bathrooms plus a den and a loft. The master bedroom’s walk-in closet measures 14×7 feet. The kitchen featured an island, granite countertop, and full granite backsplash. The home features a gas fireplace in the living room for the cooler winter months and then the pool and spa in the summer.
This Aliante home with pool and spa sold for $328,000. This home is measured at 2,311 square feet with a lot size of 4,356 square feet. The sold price per square foot was $142. This home was purchased with a conventional loan. This home was on the market 34 days before accepting the new owner’s offer. The sellers had originally accepted an offer from another buyer just a few days after listing, but the buyer was unable to qualify for a loan. After relisting the home on the market, the seller accepted an offer a little over a month after the home had first been marked as active. A little over a month after accepting the second offer, this home closed escrow.
It is not very uncommon for a buyer to not qualify for a loan. Oftentimes a buyer may have great income and credit, but they make a last-minute purchase that will delay his ability to qualify for a loan until they pay off the purchase on their credit card. Lenders also need all the money on a person’s bank statements and credit card accounts to be accounted for. If someone was to deposit a large amount of cash, that can definitely affect the lender’s ability to qualify them for a loan.

Realize that it may take you a few months of tidying up your accounts and financial situation – even if you have a good income and a great credit score – before you can qualify to purchase a home.
